Deciding to Sell Your House in the Denver Metro Area
What every
Seller should know:
If
there's only ONE thing you take away from this section of my
website, let it be this. Please resist the temptation of
conveniently forgetting to disclose everything you know
about the home. If you think nobody will ever know or find out -
You're Making a Big Mistake! Had a previous water leak that
ruined the hardwood floors but has since been repaired? Disclose
it. Had electrical, plumbing, roofing, additions or other major
work done without a permit? Disclose it. Do you have a survey
that shows an encroachment or trespass on a neighboring
property? Disclose it. Has the house been tested for radon, lead
or slow draining sewer lines that showed a less-than-desirable
result? Disclose, disclose, disclose.
Housing
markets are cyclical. When the market is rocking (like
2018-2022) sellers love seeing prices escalate sharply, but they
seem to forget that the replacement home is also more expensive.
And when the market slows down like it did in early 2022 and
interest rates spiked, prices started cooling and in some cases,
needed to be drastically reduced. So while you may not
experience multiple offer scenarios well over list price with
waived contingencies and appraisal gaps, you will benefit from
this on the repurchasing side. Let's talk.
Don't list with a real
estate agent just because they charge the least or the most. I
pledge to offer your the "best value". If I don't meet or
exceed your expectations, I will be happy to discuss a fee
reduction.
Don't overprice your
house.
Don't let your property
sit too long on the market before making a significant change in
price.
Don't be surprised if
the first offer you receive is the best offer.
Don't look only at the
price the buyer offers. Analyze the total package including buyer
qualifications, contingencies, closing dates, etc.
Don't forget that buyers
will shop around for the best buy. You are in competition with other
sellers for your buyer's attention.
Don't make it difficult
for agents and buyers to see your home. Buyers want to look at their
convenience.
Don't overlook the value
of merchandising your home - make it look its best.
Don't forget that you
control the pricing of your home,
how it looks and the overall marketing plan. But it is the buyer who
controls value. If buyers won't pay your price, the house remains
yours.
Be
sure to follow the monthly
market reports
and feel free to ask questions about how the changing market
impacts your ability to buy or sell.
